HOW TO REQUEST MAINTENANCE

Our goal is to provide quick resolution to your service requests. Most repair requests are not emergencies, and can be handled during normal business hours. We do try to get to repair requests within a few days, however, sometimes other emergencies take precedence and we also work to be efficient with time, grouping repairs from the same complex together. We will make appointments at a charge of $45 per hour.

It is normally impossible for me to know what time maintenance will be there. There are too many jobs in too many locations. However, if I know an approximate time, I will make every effort to notify you.

We have a specific form that that our office requires our tenants and managers to use.
Depending on whether you are on your desktop or laptop computer, or using your cell phone, you might be able to complete the form inside the webpage and save it desktop or laptop). Or you will need to download the form, complete it and return to me by email with any pictures (cell phone or tablet). If this is not submitted with your request, there will be no action on the request. I know that this form is full of boxes and fields to complete. Please make sure that you read it thoroughly. There are TWO places for residents to sign. If they are not signed, no action will be taken. Don't forget to check the box about whether or not maintenance may enter if no one is home.

DETERMINE IF THE REPAIR IS AN EMERGENCY

An emergency is an immediate threat to life or property. The first priority is to protect life, GET OUT OF THE UNIT. THEN CALL for help using the guide below. DO NOT TEXT! I don't always hear the text alert. Call on the phone and make sure you talk to a person!

If this is an emergency involving fire or gas, exit the condo (making sure all people are out) and call 9-1-1, and then, when everyone is safe, call my office at (805) 484-2259. Your call will go directly to my emergency cell number if after hours.

If you suspect a natural gas leak, evacuate the area immediately, and from a safe location, call SoCalGas® at 1-800-427-2200. If you experience any issues with this number, please call 911. Please contact my office at (805) 484-2259 once emergency actions have taken place.

If you suspect a carbon monoxide issue (your CO detector is beeping), please open windows, leave the area and call the office at (805) 484-2259. If no one is reachable, please call 9-1-1. Please contact my office at (805) 484-2259 once emergency actions have taken place.

Please acquaint yourself with the locations of the various water shut-off valves. There are both hot and cold shut-off valves under each sink, above the hot water tank and behind the washing machine. There are cold water shut-off valves behind each toilet. There are no shut-off valves for the tubs and/or showers. If your tub or shower faucets are leaking, the water will need to be shut off to the condo or to the building. If you are unable to locate the valves for your unit, please call my office for assistance. Please note, if you turn off water to your unit at either Euclid Estates or Tarzana Tennis Townhomes, you are also turning off water to your neighbor's unit. Please let them know you have turned off the water and contact me!

I am required to have a "Request for Maintenance" form from you using the form you can download from the red button above. My office will not approve a work order without it. I do recommend that you keep a copy of this form on your computer. Even though the form is designed to be filled in my hand, it is a fillable pdf. You can use your cell phone to complete the form if you are nimble!

Photos are important. My office requires photos to be attached to almost all work order requests. Our maintenance personnel are between 30 minutes and an hour away from the units I manage. The more information you give me, the better prepared our maintenance crew is. That will increase the chance that repairs are made in the first visit.
